Tenant representation: the act of representing a business in their search for the perfect property, and being their fiduciary through the negotiation of deal terms and conditions on their behalf. In retail that means negotiating rent, tenant improvement allowance money, storefront allowances, permitting and licensing timelines, contingencies, personal guarantees/letters of credit, trigger dates, rent abatement, exclusivity provisions, free rent and much more. When representing Titan Hospitality in their search for their newest location, Merriweather District checked almost all of the boxes when it came to site selection characteristics, but the size and scope of this project required navigating substantial negotiations to find mutually acceptable terms and conditions to make this new Blackwall Barn & Lodge a reality — coming soon to a 10,572 SF space at Merriweather District’s in Columbia!
